Help shape the future of this community site

Ku‑ring‑gai Council is preparing a Landscape Masterplan for the former East Roseville Bowling Club site to guide its future use, layout and character.

The Masterplan will provide a long‑term framework for how the site could support community, recreation and open space uses, while responding to planning controls, site conditions and the surrounding low‑density residential neighbourhood.

Community input is a central part of this process. Council is undertaking a four‑stage community engagement program, with each phase informing the next. Phase 1 engagement is now open.

About the project

About the site

The former East Roseville Bowling Club operated from 1948 to 2017 and has remained largely unused since then.

The site includes former bowling greens, a clubhouse (currently inaccessible), established trees, approximately 20 parking spaces, drainage infrastructure and a residential dwelling (currently tenanted).

Future planning will need to consider access and parking, drainage, protection of existing trees and the provision of a pedestrian connection between Warrane Road and Babbage Road.

Why Council is preparing a Masterplan

Council’s recreation planning shows that the southern part of Ku‑ring‑gai has:

  • Fewer parks and recreation spaces than other parts of the LGA
  • A growing population and increasing demand for informal recreation
  • A need for flexible, multi‑use community spaces

The former East Roseville Bowling Club site presents an opportunity to help respond to these needs while remaining compatible with its surrounding neighbourhood.

What is public open space

Public open space is:

  • Accessible to everyone
  • Can have a variety of uses
  • Can include passive and active recreation

It is publicly owned and managed by local, State or Federal government and is accessible to the public.

We are seeking community feedback to develop a plan for how to best use the site to provide the most benefit to the community.

Planning context (overview)

The site is zoned R2 Low Density Residential and classified as community land, categorised as General Community Use.

This means the land is intended for community and public purposes, cannot be sold, and may support a range of community and recreation uses subject to approval.

If the community seek different uses on the site (eg sports or strucred recreation) a rezoning would be need which would take 12-18 months to complete.
